As a broker and investor for nearly 30 years I’ve gravitated to running a select brokerage and consulting business. I currently focus on the needs of a small number of clients and their associates.

Of course, I would like to help you too if we are a good match for each other.

My philosophy: I believe in structuring deals in ways that “all parties ships are sailing in the same direction”. A straightforward approach doesn’t mean transactions can’t be complex: complex purchase situations make up much of my business. Avoiding lawsuits by structuring complex deals with the maximum transparency is essential; conceiving and advocating for terms that create the least conflicts of interest is something I always aim for and take great pride in.

My clients trust me to tell them “how I see it” and to sniff out, avoid and/or protect ourselves from the wrong type of counter-parties. I work in such a way to justify that faith in me.(even if it means “talking myself out of a commission”)

If you want a broker who will help you tie up a property at one price with a preconceived plan to renegotiate after the fact, I’m not the right fit for you. Of course, surprise disclosures or unforeseen government limitations on the use of a property are good reasons to ask for a price concession rather than dropping a deal entirely. A great broker will save you real money with that sort of due diligence.

Also, there is nothing whatsoever wrong though with making a legitimate offer at a significantly lower price than an over-optimistic seller is hoping for.

In the end though, a successful real estate purchase is about aggressively committing to the special properties, that we can recognize together; properties that will become family legacy type assets. As you’ll read on the site, a great a property isn’t always about ‘pretty’. Value is about scarcity and utility.
